2026 Bay of Banderas Real Estate Market Update – Mid-Year
As we reach the halfway point of 2026, we're seeing an interesting shift in the Bay of Banderas real estate market—one that is creating opportunities for buyers while highlighting the growing appeal of Riviera Nayarit.
The headline is simple: Puerto Vallarta has become more balanced, while Riviera Nayarit after 2 years of a down market, is gaining momentum again.
For buyers, that combination can create an ideal environment: more choices, less competition in some segments, and strong long-term demand in others.
Puerto Vallarta: A More Balanced Market
From January through June 2026, according to the Flex MLS reported sales, Puerto Vallarta recorded 564 property sales, compared to 665 sales during the same period in 2025.
That represents a 15.1% decrease in sales activity year-over-year.
While some may see fewer sales as a negative, buyers often view it differently.
A more balanced market typically means:

✔ Less pressure to make rushed decisions
✔ Increased negotiating opportunities
✔ More time for due diligence and financing arrangements
✔ Greater ability to compare multiple properties before purchasing
Well-priced and desirable properties continue to sell, particularly in prime locations and luxury segments. However, buyers generally have more flexibility today than they did during the highly competitive post-pandemic market. Some developers paused their plans for new projects so existing inventory can be reduced.
Riviera Nayarit: A Return to Growth
The story North side of the Bay is markedly different. From January through June 2026, Riviera Nayarit recorded 428 property sales, compared to 329 sales during the same period in 2025.
That's a remarkable 30.1% increase in sales activity year-over-year 2026 vs 2025.
This growth reflects increasing buyer interest in Riviera Nayarit communities such as:
• Nuevo Nayarit • Bucerías
• La Cruz de Huanacaxtle
• Punta de Mita
• Litibú
• Costa Banderas and surrounding areas
Buyers continue to be attracted by the area's combination of modern developments, beachfront living, luxury amenities, walkable and friendly communities, marina access, golf, and exceptional lifestyle value compared to many coastal destinations in Canada and the United States. Also, many new construction developments are completed or nearly there, and ready to deed like Marsala Bucerias and Luxury Waves, which helps mitigate risk.
There are more options for lower priced properties now. Many purchasers are discovering that they can enjoy a luxury lifestyle in Riviera Nayarit at a price point that would be difficult to achieve in many North American waterfront markets.
